Step 1 Contact our team

Contact our office and a member of the team will be delighted to speak with you. Just let us know what kind of property you are looking for, along with your desired location and we will start the search.

We'll also get you registered on our mailing list to make sure you are getting up to the minute information on suitable properties, as they are registered.

Step 2 Arrange suitable viewings

We help you narrow down your search so you don't waste time looking at unsuitable properties.

Every property that we register comes with a comprehensive property description and multiple internal and external photographs.

Every time a house suited to you comes on the market, we will contact you to let you know and one of our team can arrange a time to take you through it.

Step 3 Seek Independent mortgage advice

It is advisable that before you begin your search for a property you discuss your needs with a mortgage advisor. When you have an agreed mortgage it will speed up the process when it comes to placing an offer. An experienced and impartial adviser will help you through the process and will make sure you understand all of the financial implications.

We can arrange for you to meet an independent advisor from the One Stop Mortgage Shop who can help you find the most competitive deal on the market, working out how much you can afford based on your earnings.

Step 4 Making an offer on a property

You've now found a suitable home and you are ready to make an offer. We will take your offer to the seller both in writing and verbally, along with any specific conditions you might have. At this point you will need to provide evidence that you have provisionally agreed a mortgage with a lender or that you are in a position to buy the property without a mortgage.

Step 5 Appoint a solicitor

Now it's time to find a solicitor who can complete the process efficiently. We can recommend a number of solicitors we have worked with, or you may already have a solicitor in place.

Step 6 Sale agreed / Completion

Your offer has now been accepted! Your solicitor has made all the enquiries you've raised and you're happy with the responses. The structural surveys commissioned by your mortgage lender have been accepted.

Now your solicitor will arrange for the contracts to be signed by both parties and for you to make an initial deposit. Both parties will now agree a completion date when the balance of the purchase price is transferred from your solicitor's account to the vendor's solicitor's account. Once that money has cleared we will hand over the keys to your new home and this completes the process.
